BLACKSMITH INN ON THE SHORE POLICIES
RATES
Rates are per night, double occupancy; less ten dollars single occupancy.

CHECK IN/OUT
Check in after 3:30 p.m. and check out by 11 a.m. If you will be checking in after 9 p.m. please advise us so we may make arrangements for a late arrival.

MINIMUM STAYS
During our high season, reservations which include Saturday require a two night minimum stay, except Labor Day and Columbus Day weekends require a three night minimum stay. During the quiet season our only minimum stays are two nights for New Year’s Eve and Valentine’s weekend.

DEPOSITS
We do not run charges until your arrival, but we do take your credit card number to guarantee your reservation.

CANCELLATIONS
In the event of a cancellation no charge will be made if the cancellation is more than 14 days prior to arrival. If the cancellation is less than 14 days prior to arrival, there will be no charge if we are able to rebook the room. If we are unable to rebook the room, your credit card will be charged for one night’s rent.

TAXES, GRATUITIES & CREDIT CARDS      
All rates are subject to 11% state and local taxes. Gratuities for the housekeepers are left to each guest’s discretion. Payment may be made with cash, check, Visa, Mastercard, Discover and American Express.

SMOKING       
The Inn, balconies and grounds are smoke-free.

CHILDREN, GROUPS & PETS     
Groups are restricted to smaller ones needing no more than 3 of the Inn's total 15 guestrooms. Likewise, in order to preserve the unique & restful environment for all guests of the Inn, we do not book weddings and group events nor do we allow children. Esme, our dog in residence, is confined to the office and guest pets are not allowed on the property.

ORCHARD HOUSE POLICIES
RATES     
Rates are per night, double occupancy for the suite and a maximum of 8 for the entire house.

CHECK IN/OUT
Check in after 3:30 p.m. and check out by 11 a.m. If you will be checking in after 9 p.m. please advise us so we may make arrangements for a late arrival.

MINIMUM STAYS
The suite or the entire house may be rented for a three night minimum stay, the exception being “gaps” that may occur for fewer nights between existing reservations. Please call to check availability.

DEPOSITS    
$500 will be charged to your credit card as a deposit at the time your reservation is placed.

CANCELLATIONS      
Deposits will be refunded for reservations cancelled at least 28 days in advance of arrival, less a $25 cancellation fee. Deposits will be refunded with less than 28 days notice if we are able to rebook the house for the entire stay, less the cancellation fee. The deposit will be forfeited for reservations cancelled within 28 days if we are unable to rebook the house or for guests arriving after the reserved arrival date or departing before the reserved departure date.

SMOKING & PETS     
The Orchard House is smoke and pet free. Violation of the policy will result in the loss of the deposit.

CHILDREN
Children are welcome in the Orchard House. Cribs, high chairs, etc. are not provided and although kayaks and bikes are available through the inn to our Orchard House guests, we do not have child-size life vests or bikes.

HOUSEKEEPING & BREAKFAST     
Due to state licensing regulations, breakfast is not available from the inn to Orchard House guests. Housekeeping is provided daily upon request.
